The good news for sellers in the region could signal more competition and heftier price tags for buyers.

While some homes are flying off the market, others are still sitting for sale for weeks or months on end. For homes in Seattle, Washington, though, more than one-third are sold within just seven days. This news comes from a recent Zillow report that ranked the Emerald City the third-fastest housing market in the country. 

St. Louis, Missouri, and Hartford, Connecticut, edged out Seattle to claim the first two spots, and Richmond, Virginia, and Washington, D.C., rounded out the top five. But Seattle isn’t the only metro out West with good timing. Denver, Colorado, and Portland, Oregon, were other notable areas, with roughly one in four homes selling within one week.

Even more promising for sellers, the homes marked as “pending” by week’s end were 2.6 times more lightly to sell above asking price. In fact, nearly half (44.3%) of homes sold with such a quick turnaround went over asking.

“The cream of the crop is still selling fast, even in markets that have slowed considerably,“ Orphe Divounguy, senior economist at Zillow, shared in the report. “However, higher costs are putting buyers under pressure, so they are more choosy than during the pandemic frenzy. Desirability is ultimately a function of price, and getting the pricing strategy right from day one can be the difference between a week on the market and months.”

It’s no surprise Seattle topped the list, with the metro boasting striking hillside and historic homes, luxury lodging and dining experiences, and mountains, forests, and beaches in close proximity. A dreamy location year-round, people are drawn to the city’s unique combination of natural beauty and bustling downtown offerings—even on the rainiest days.
