Zillow is constantly sharing findings that can help both sellers and buyers better understand the real estate market. In their latest report, the company shared good news for homeowners with backyards: Your listing might be able to sell for $10,000 or more than you anticipated. 

“Tricked-out backyards” with higher price premiums had perks like an outdoor TV, shower, or kitchen. Bluestone patios, pizza ovens, and “she sheds” were also linked to bigger sales.

By Zillow’s estimation, backyards with an outdoor TV were sold for 3.1% more than expected, which adds up to $10,749 more for a typical home in the United States.

As for the interiors, soapstone countertops, matte black finishes, and a beverage center (also referred to as an undercounter refrigerator) were among the top five features connected to higher home sale prices. The report also included details about what made homes sell faster. The top five included:

  • Rounded corners (6.2 days faster)
  • Plant ledges (5.6 days)
  • Frameless showers (4.7 days)
  • Terrazzo tile (3.7 days)
  • Picket fence (3.2 days)

With all of this in mind, it could be worthwhile to “trick out” your backyard before putting it on the market. By creating a more inviting outdoor space, buyers might be more likely to spend a little extra while dreaming of dining alfresco in their new digs.

If you’re not quite ready for some backyard improvements, or if you don’t have an outdoor area that accommodates these upgrades, there are plenty of things you can do as you prepare to sell your home. In fact, changes as small as removing scuff marks from walls and floors can move the needle in your favor.
